Down payment of 3% required. Gifted funds are allowed. Rates and terms vary depending upon credit, and underwriting requirements, and may change without notice. Available for purchase transactions only.  Beginning in year 6 the rate and payment adjust every year thereafter. The rate will change based on adding the then current index value and the loan margin, rounded up or down to the nearest 1/8%, but may not change more than 2% in any one change. The rate may not change more than 5% over the life of the loan.  The maximum increase allowed is 2%. Uses 1-Year Treasury Constant maturity Index.
